Adelaide has recorded one of the highest monthly and quarterly growth rates amongst the capitals with housing values up 1.9% in August to be 5.3% higher over the past three months.

The local unit sector continues to weigh on the pace of growth, with unit values rising by 1.6% over the rolling quarter compared with a 5.9% increase in house values.

Over the past year, house values have risen at more than double the rate of units rising by 19.8% while unit values are 6.4% higher.

This trend towards the demand for lower-density housing options is something we seeing in most of the capital cities.

Adelaide home sales have surged by 32% over the past twelve months relative to the previous twelve months.

Such high demand has been a key factor in pushing active listings 32% below the five-year average, adding to the sense of urgency buyers are feeling amid such high demand for a small pool of available properties for sale.
